Kate Davies
Acting for a broad range of clients, including registered providers, local authorities, developers, funders and Homes England, Kate has extensive experience providing commercial, tailored advice on issues arising in the acquisition and redevelopment process.
Day to day, Kate routinely advises clients on the acquisition of completed or partly completed residential units and has extensive experience with different golden brick structures favoured by the national housebuilders, as well as the acquisition of bare land for housing development and the negotiation of complex commercial overage arrangements.
Kate has particular expertise in tenanted stock rationalisation projects, notably acting as lead assistant on the sale in 2015 of Hyde Housing Association's interest in over 1500 units on the Roundshaw Estate, with the simultaneous acquisition of 800 units in Croydon and Bromley from the Metropolitan Housing Trust and the co-ordination of the associated due diligence, as well as the disposal of the Crescent Estate for Mount Green HA in 2016 and the simultaneous acquisition of 206 units from Hyde, including five supported housing schemes.
Kate's experience also includes acting for the Aviva REaLM Fund on large scale lease and leaseback financing portfolios and increasingly on corporate joint venture arrangements between registered provider clients and private developers looking to jointly deliver mixed use schemes. Both include the consideration of complex tax considerations and structuring arrangements, as well as the project management of a number of different specialist inputs, notably construction and planning.
